Landlord Fees:
- Property management 10% of the monthly rental value
- Let only 8% of the annual rental value

Holding Deposit:
Upon receiving interest on our properties, we require a holding deposit to be paid prior to us starting the referencing process. The holding deposit paid to us by the prospective tenant, isn't an agency fee and is therefore, refundable and or deducted from the first rental instalment. A holding deposit is paid to secure the property whilst we proceed with references subject to interest and agreement between ourselves, the Landlord and the prospective tenant.
The method of which we calculate holding deposits is below, please note a holding deposit is equivalent to one week rent instalment.
Calculation Method:
Rent amount, multiplied by 12 divided by 52 equals the payable amount of the holding deposit as a total of one weeks rent.
Security deposit:
Security deposit is equivalent to one month or five weeks rent unless not required by the Landlord. The deposit will cover any damages caused by the tenant throughout their tenancy period.
Five weeks rent is calculated by a method of (Rent multiplied by 12 divided by 52 multiplied by 5).
Rent arrears:
Interest at 2%/3% above the bank of England Base Rate from rent due date until paid, in order to pursue non-payment of rent. Please note this will not be levied until the rent is in more than 14 days arrears.
Lost Keys or other Security Devices:
Tenants are liable to the actual cost of replacing any lost keys or other security devices. If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £50.00 inclusive of VAT for the time taken replacing lost keys or other security devices.
Early Termination Tenants Request:
Should the tenant wish to leave their contract early, they shall be liable to the landlord costs in reletting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
